The house presented to your attention is located in the center of Yerevan, 50 meters west of Cascade complex on a plot of 731 square meters and is surrounded by small private buildings (houses and auxiliary structures).

The Cascade is a huge white stairwell built into a Yerevan hillside in the 1970s, with water fountains running down them.

Currently, in the summer months, the area becomes a hot spot for entertaining the general public with many free outdoor concerts. The Cascade is emerging as one of the focal points in Yerevan. It offers spectacular views of Mount Ararat and the city center. It is very popular among locals and very attractive to tourists. The structure was privatized by Gerard Cafesjian and on the top of it is the construction site of the Cafesjian Museum of Contemporary Art. Some statues by various artists have already been brought in and placed all along the monument, including works by Lynn Chadwick, Barry Flanagan, Stanislav Libensky, Jaroslava Brychtova, and Paul Cox. There are two statues by Fernando Botero a black cat at the bottom and a Roman Warrior at the top platform.

We believe that the composition of a private house with clean lines and geometric volumes harmonizes with Cascade complex. We also decided to use the creamy-white local travertine, which are used on the stairs of the cascade. The walls are covered with 40 cm travertine blocks, which are fitted with metal anchors to the walls of hollow blocks filled with concrete. The gap between the concrete walls and travertine is filled with thermal insulation of expanded perlite.

The orientation, shape, size and proximity of the site were decisive factors during the planning. The house has two floors and a basement, the total height above ground level is 8.60m. The roof is flat, covered with a layer of gravel. High above the site, on the top of the “Casacade” complex there is a viewing platform from which the building is completely visible. Therefore, the "fifth facade" deserved special attention.

Due to the small size of the site bedrooms are on the top floor. This made possible to organize open-air terrace on the ground floor which is protected from sun and rain and offers wonderful panorama of the city and Mount Ararat.

The entrance is located at the bottom of the property. Going down the path along the travertine wall on the right one can see the spectacular bird's-eye view of Yerevan on the left side.

Before getting into the entrance hall, one will also see the kitchen, separated from the footpath by a glass wall and a small lawn.

Parking for two cars is located in the basement; the roof of the garage is covered with grass. There are storage rooms, a laundry room, a sauna with a pool and a recreation room in the basement. There is also an access to the utility shaft which hosts sewer and water lines, heating pipes and other technical services.

On the ground floor there are a living room with high ceiling (where the walls of glass offer the view to Mount Ararat and Yerevan), a kitchen, a dining room, a bedroom with small patio and a bathroom.

Upstairs there are four bedrooms with dressing rooms and bathrooms. There are also two outdoor terraces.
